WESH Channel 2 news is reporting that a man was found shot and killed in the Carlton Arms Apartment complex on Saturday morning.  Carlton Arms is located on South Rio Grande Avenue in Orlando in Orange County.

Apparently a resident called to report the man being down near the pond in the complex.  When emergency personnel arrived it was determined that the man had been shot and killed.  Law enforcement is not releasing the victim’s name, nor whether he was a resident of the complex.

Apartment complexes have a legal duty to use reasonable care to make sure residents and visitors are kept safe from violence under the circumstances.   Otherwise, a complex can be liable for a Florida negligent security claim.  The more a complex knows, or should know, about violent activity in or around the apartment complex, the more action the business needs to take in order to protect residents and visitors.  This might include uniformed security guards, video surveillance, or other measures.
